About the role

Setting the right rental price is a balancing act — too high and the unit sits vacant for months, too low and the landlord leaves thousands on the table. Our pricing model estimates fair market rent for any residential unit by combining property features, neighborhood dynamics, seasonal patterns, and real-time market signals from 2.3 million active rental listings. The modeling challenge is spatial non-stationarity: the relationship between features and rent changes across neighborhoods. A second bathroom adds $400/month in Manhattan but $150 in suburban Atlanta. You'll build models that capture these local pricing dynamics using geographically weighted approaches, while maintaining enough global structure to price units in neighborhoods with sparse data. The real estate analytics team is four people. You'll work alongside a real estate economist who validates model assumptions against market fundamentals and a data engineer who maintains the listing ingestion pipeline.

Responsibilities

  • Build rental pricing models combining property, neighborhood, and market features
  • Handle spatial non-stationarity with geographically weighted approaches
  • Integrate real-time market signals from 2.3M active listings
  • Design evaluation against realized rental outcomes and appraiser estimates
  • Produce uncertainty bounds for pricing confidence intervals
  • Collaborate with real estate economists on model assumption validation

Requirements

  • 3+ years in data science with geospatial or real estate analytics
  • Experience with regression modeling and spatial statistics
  • Strong Python and SQL skills for large-scale data analysis
  • Understanding of real estate market dynamics and pricing factors
  • Ability to communicate model outputs to non-technical stakeholders
